The 2002 Approved General Plan for Prince George's County designates Branch Avenue from the District line to the Beltway (I-95/495) as a "Corridor" and the Naylor Road Metro Station as a "Community Center". The Centers and Corridors are targeted growth areas where development and redevelopment can capitalize on existing infrastructure by locating homes, jobs and shopping closer to transit services. These are areas where unique opportunities are provided for attracting economic development, capitalizing on investments in mass transit facilities, and providing for mixed-use, transit-oriented and transit-supporting development. Transit-oriented development (TOD) is one of the principal strategies for implementing the growth and development policies in the General Plan. TOD contributes to the economic viability of the transit system, increases property values, and increases the taxable base.
Designated Centers are more often located around transportation hubs. Community Centers provide concentrations of activities, services and land uses that serve the immediate community near the Center. These typically include a variety of public facilities and services; integrated commercial, office and some residential development; and can include mixed-use and higher-intensity redevelopment in some communities.
To implement the General Plan recommendations, the sector plan will identify appropriate future land uses and zoning for the Branch Avenue Corridor, Silver Hill Road, and the Naylor Road Metro Station area to facilitate revitalization and redevelopment, resulting in quality economic development and enhancing the quality and character of Branch Avenue and its surrounding communities. The plan will also identify needed transportation and pedestrian improvements. The goal of the final product will be to establish the framework for viable community change that is economically sustainable, supports community activities, and results in an improved corridor image.
