Project Overview



The major goals of the Subregion Four Master Plan and Sectional Map Amendment (SMA) are to establish a cohesive vision for communities in central Prince George’s County and implement the county’s General Plan recommendations. The plan will serve to provide guidance for improving the quality and character of established communities, promote mixed-use development at moderate to high densities and intensities in General Plan-designated centers and corridors, encourage quality economic development, and protect environmentally sensitive lands. Concurrent with the master plan, an SMA or comprehensive a zoning update will be proposed to promote implementation of the plan’s land use recommendations. The work program will be coordinated with local and state government officials and agencies. The Subregion Four Master Plan includes the communities that are located between the District of Columbia boundary (Southern and Eastern Avenues on the west), the Capital Beltway (east), US 50 (north), and Suitland Parkway (south).

Subregion Four has been divided into six primarily residential living areas, containing one or more neighborhoods. They include various types of housing, public and quasi-public facilities, parks, and local-oriented commercial development. Nonresidential uses (i.e. fire stations, libraries, religious institutions, shopping centers, etc.) generally serve local public facility and convenience needs within the residential areas. Areas that do not fall into the designated living areas will be addressed in a special industrial employment section of the plan.
