The mission of the Sub VI Master Plan/SMA Team is to update the 1993/4 Approved Master Plan and Sectional Map Amendment/or Subregion 6 Study area (Planning Areas 79, 82A, 82B, 86A, 868, 87A, 878), 1994 Melwood Westphalia Master Plan and Sectionall Map Amendment (Planning Areas 77, 78) and Planning Area 85B and part of the 2002 Approved Prince George's County General Plan covering that same area of Subregion 6, Melwood Westphalia and Planning Area 858. The plan will contain an analysis of recent growth trends, an evaluation of various short-and long-term strategies for sustainability, and a set of recommendations for implementation measures.
Important issues that need to be addressed in the plan include:
- Re-evaluate land use intensity and compatibiliry to enhance the quality and character of the community
- Encourage quality economic development, and preserve and protect environmentally sensitive and scenic lands
- Make efficient use of existing and proposed county infrastructure and investment for the Subregion 6 Area
- Identify rural character strategies for conservation and sustainability. Describe and evaluate elements of conservation including, density, design, open space, roads (public/private/shared drives), water (centralized, wells. fire now), sewer (on-site, community systems) and waste management
- Evaluate agricultural/rural district standards addressing principal and accessory uses
- Evaluate rural/scenic roadway standards addressing access, design, scenic easements, signage and buffer/landscaping
- Prepare comprehensive planning recommendations and zoning proposals for adoption and approval in accordance with the procedures of the Zoning Ordinance
