What is a TDDP/TDOZ?

A Transit District Development Plan is a document that controls and guides the use and development of all land within the amended Transit District Overlay Zone (TDOZ) from the initial submittal to the issuance of permits.
TDOZ
A Transit District Overlay Zone is a mapped zone superimposed over other zones in a designated area around a Metro station. The TDOZ may modify certain requirements for development within those underlying zones. Permitted uses of the underlying zones are unaffected. However, underlying zones can be changed via the TDOZ.
Together, the TDOZ and TDDP are intended to foster transit-oriented development that increases the use of public transit, maximizes return on investment in transit facilities and services, encourages appropriate development near transit stations with coordinated urban design elements, and increases local tax revenues.
