The
West Hyattsville Metro Transit-Oriented
Development (TOD) Planning Study is
a joint project of MDOT/Planning, the Governor's
Office of Smart Growth, the City of Hyattsville,
WMATA and the M-NCPPC Planning Department.
This study was begun during the third quarter
of FYO2 at the initiative of Councilman Shapiro
and should be completed by the end of the
calendar year. It will serve a "pilot" function
for the Planning Department's county-wide
strategic plan for TOD. The study will build
upon the 1998 West Hyattsville approved TDDP
for the TDOZ but will likely include more
land area. MDOT shares the county's interest
in the West Hyattsville Metro Station area
and wishes in addition to explore the extent
to which state-supported analysis and outreach
can contribute to increases in TOD market
value and TOD market interest. The Governor's
Office of Smart Growth wishes to promote
development activities that provide state-wide
exemplars of smart growth and seeks through
coordination to maximize the impact of state
resources supporting smart growth. A team
of planning and development consultants has
been provided by MDOT. The TOD policy objectives
of both the state and the county in the West
Hyattsville area are as follows:

of market-based TOD development scenarios.

of existing TDOZ and other regulations
to respond to market realities.

Community
reaction to market-based TOD development
scenarios.

Developer
assessment of market-based TOD development
scenarios.
-
Identification
of funding/financial gaps to address
through public-private partnerships.
-
Information
about the marketability of TOD within
Prince George's County.
