Corridor Resources Report

The Central Avenue-Metro Blue Line Corridor Resource Report (Part 1 (PDF) | Part 2 (PDF) | Part 3 (PDF)) is an initial product of the implementation project. The report explores the existing conditions, assets, and opportunity areas along the corridor, as well as summarizes the key recommendations and visions for the area from the Subregion 4 Master Plan and other related plans and studies. The report, which has been prepared by the Prince George's County Planning Department's interdivisional TOD support team, assembles the necessary land use, real estate, demographic, market, transportation, environmental facts and contextual information to support TOD along the Central Avenue-Metro Blue Line corridor. The report provides this data in order to aid a variety of users in developing an understanding of the Central Avenue-Metro Blue Line corridor and to capitalize on the potential for development.

Marketing & TOD Study PowerPoint

The primary objective of the Marketing and TOD study is to define the relevant regional and local market conditions, trends, and forecasts that, both currently and in the future, will influence revitalization, growth and development within the Central Avenue Corridor and at specific Metro Blue Line stations.

The Marketing and TOD Study has evaluated the benefits of TOD and its importance to development in the Central Avenue Metro Blue Line area as well as constraints, opportunities and demand for the residential market, retail market, and office market at each of the metro stations along the corridor. Summary & Assessment of TOD Plans & Design Standards Report

The purpose of the Central Avenue Metro Blue Line Corridor Summary and Assessment of TOD Plans and Design Standards Report (PDF) is to analyze and compare the key urban design and street section standards of the existing TDOZ and DDOZs along the Central Avenue corridor, determine any inconsistencies between the major components of these overlay zones, and, finally, determine how the key urban design and street components may be standardized in order to implement the consistent TOD vision outlined for the Central Avenue Corridor in the Subregion 4 Master Plan. The initial recommendations of key standardizations are made in the conclusions section of this report and will help inform the future SMA phase of the work program.

Neighborhood Conservation Report

The Neighborhood Conservation Report (PDF) focuses on the western half of the corridor and is intended to be used as a resource as the Planning Department works with agencies such as the Prince George's County Department of Housing and Community Development (DHCD) and other applicable county, state, and federal agencies to initiate programming. This effort will also include local residents, and elected officials, among others. One important product of this element will be the preparation of an action plan that is supported by stakeholders and can be implemented by county agencies, local municipalities, and community groups. In addition, the report will be used to inform the residents of the sector plan component of the Subregion 4 TOD implementation project, which will provide guidance for land use, transportation, and public facilities planning efforts, as well as zoning strategies and the potential for one or more regulating plans for the area.

Central Avenue TOD Corridor Pedestrian & Mobility Study

The Central Avenue Transit-Oriented Development (TOD) Corridor Pedestrian and Mobility Study (PDF) was conducted as part of the National Capital Region Transportation Planning Board's (TPB) Transportation/Land-Use Connections Program.1The recommendations included here encourage the shift to a network of Complete Streets that over time improves mobility for all users and enhances existing or establishes new pedestrian and bicycle facilities. In addition to a Complete Streets approach, this study focuses on ways to increase the safety and comfort for pedestrians and bicyclists by creating safer conditions for all travelers.
