Industrial Areas Action Plan

Area Impact
Subregion 4 comprises approximately 29 square miles in the central part of Prince George's County bordered by the Capital Beltway, the District of Columbia, U.S. 50, and Suitland Parkway. Subregion 4 provides approximately 35% of the County's industrial building space, approximately 54,500 (18%) of the County's jobs, and several landmarks important to economic development, including the Suitland Federal Center, FedEx Field, and 7 Metro stations. The action plan is focused on 8 industrially zoned areas (see map below).
Key Finding
A key finding of the 2010 Approved Subregion 4 Master Plan and Sectional Map Amendment is that considerable market potential exists for industrial activities within the subregion, and a key planning vision would reinforce the area for regional industrial and employment development. At the same time, citizens engaged in the preparation of the Subregion 4 Master Plan voiced concerns about the visual, traffic, noise, dust, and other impacts of industrial activity on residential neighborhoods in the subregion. Therefore, the Prince George's County Planning Department is developing this action plan to follow-up on these concerns with dual goals to grow and improve these industrial/employment areas while mitigating the impacts of industrial land use on nearby residential neighborhoods.
